Intelligent Energy Management for the Real Estate Industry: FASTR and KUGU Develop "Pulse"

Düsseldorf, September 28, 2026 – FASTR, one of the leading energy service providers and decarbonization partners to the real estate industry, and Berlin-based technology company KUGU are entering into a strategic partnership. Together, the two companies are developing "Pulse," an energy management system tailored specifically to the needs of the real estate industry and energy service providers. The digital "Pulse" platform enables heat generation systems to be remotely monitored, analyzed, controlled, and optimized. The partnership combines each company's core expertise. FASTR brings many years of experience in the planning, construction, financing, operation, and optimization of energy systems. KUGU contributes its technology and expertise in digital energy management and AI-based heating optimization. "Pulse" consolidates operating and consumption data from entire system portfolios on one central platform. More than 500 systems are already connected, and the rollout across FASTR's entire portfolio is scheduled for completion by the end of the year.

Exclusive Technology for the Energy Contracting Industry

"With 'Pulse,' we are turning the conventional boiler room into an intelligent, digitally controllable part of our energy infrastructure. For our customers, this means one thing above all. We can do more than operate systems efficiently. We can actively improve their performance on a data-driven, continuous, and holistic basis, and in the future we will be able to contractually guarantee savings. This marks the next step in our transformation from energy supplier to strategic decarbonization partner for the real estate industry," explains Enno Philipps, Head of Operations at FASTR. He adds: "With 'Pulse Premium,' we will be able to guarantee our customers savings in heat consumption of up to 12 percent per year, averaged across their respective portfolio."

"Pulse" is built on the field-proven technology of the KUGU Energy Platform. KUGU makes the boiler room transparent and controllable, and it optimizes heating systems continuously and based on actual demand, using an AI-based digital building twin. For sector-coupled systems, dynamic electricity prices, PV, and storage can also be factored in.

From Individual Boiler Rooms to a Digital Portfolio

The key added value for customers lies in scalability. Rather than assessing systems only individually on site, "Pulse" creates a central digital foundation for controlling and evaluating the entire real estate portfolio. This delivers greater transparency on the energy performance of the building stock. Anomalies and optimization potential become visible earlier, and interventions can be more targeted.

"Decarbonizing the building stock is not decided by new technology alone. It depends to a large extent on how efficiently existing and new systems are operated. This is exactly where we come in together with FASTR. 'Pulse' shows the potential that emerges when technology and energy services are consistently designed as one," emphasizes Christopher von Gumppenberg, co-founder and Managing Director of KUGU.

For FASTR, "Pulse" is an important step in the company's strategic development. The aim is to support real estate companies throughout the entire transformation process of their portfolios. With the planned portfolio-wide rollout of "Pulse," FASTR is laying a further technological foundation for this.

Panel Discussions at EXPO REAL 2026

FASTR is also bringing the strategic importance of data-driven energy management to the industry debate at EXPO REAL 2026. The panel is titled "Pulse – Energy Management as a Prerequisite for Decarbonization" and is moderated by GdW. Enno Philipps and Christopher von Gumppenberg will be joined by Stephan Thoenissen, Head of Sustainability at LEG and Managing Director of termios. They will discuss why continuous, transparent system data is essential for three things: prioritizing investments by impact, unlocking savings potential during ongoing operation, and demonstrating progress to tenants and investors.
